There's good news and bad in Aventura's commercial real estate picture, according to a market analysis released Oct. 7 by the CB Richard Ellis brokerage.

The vacancy rate in the Aventura sub-market is at 15.5 percent, more than a full percentage point above the Miami-Dade County average. And the net absorption rate was a negative 54,492 square feet, a bunch in such a small sub-market.

But the average gross asking rate for full service space was $35.34 per square foot, per year, trailing only Coral Gables rate of $36.19 and slightly ahead of Brickell's $34.82. Overall, the county saw a $1.38 per square foot decline in the full service rate -- to $29.92 -- over the year-ago period.
