34 condos at 3030 Aventura in $15.4 mil short sale
Faced with a foreclosure lawsuit, the developer of 3030 Aventura Condominium project has sold 34 units in the 45-unit building for $15.4 million, the Condo Vultures LLC is reporting.
The short sale came after Wachovia Bank filed suit against 3030 Associates. Records indicate the mortgage was for $23.5 million after a modification in 2006.
The bulk buyer was Patricia of Aventura, a company founded Oct. 30, the Bal Harbour real estate information firm said in its report. The price per square foot is estimated at $223.
The seven-story building at 3030 NE 188th St. was designed by Kobi Karp and opened in 2007. Pre-construction prices had started at $800,000, but more recently had been in the $450,000 range.
