A second bulk sale of condominiums at the troubled Artech Residences in Aventura highlights the fire sale strategy that's taking hold among developers. And a decision by mortgage-holders to block the rental of unsold units could be playing a major role in the trend.

The South Florida Business Journal is reporting Aventek LLC has paid $6.3 million for 20 units in the flashy 10-story complex designed by Carlos Ott. A South American group paid $7.5 million for 15 units back in June. The declining price per unit works out to $233 per square foot for Aventek, $91 per square foot less than the June bulk sale.

The condo complex on NE 188th street has 235 units.
